A hundred acres,
entirely yours.

A private land experience unlike anything near Kansas City — or anywhere.

The Property

Built for privacy.
Designed without compromise.

Red Bird Ranch is a purpose-built private estate offering total exclusivity for groups of up to twelve. No shared amenities. No other guests. No distractions. Just 100 acres of Kansas land — working farm, stocked lake, protected wetland — and a lodge that was built as if it would stand for another 170 years.

The Lodge

Designed for
those who notice
the details.

The lodge was designed from first principles — dark board-and-batten exterior, vaulted white-oak trusses, polished concrete floors, floor-to-ceiling glass that frames the lake on three sides. Every material was chosen for longevity and character, not convenience.

The result is a building that feels simultaneously of its land and entirely apart from it. The kind of place a group arrives at and doesn't want to leave.

The Land

100 acres.
Sixty-one held
in perpetuity.

The property spans working farmland, riparian woodland, open grassland, and 61 acres of protected wetland managed in partnership with Ducks Unlimited. The land has been actively stewarded since its 1854 grant — and is now protected for generations to come. What you see from the porch is exactly what will be there when you return.

The Lake

Three stocked acres. Cast from the bank or wade the shore.

The lake sits at the heart of the property, visible from nearly every room of the lodge. Stocked with bass and catfish, it draws guests out at dawn and holds them at dusk. Gear, rods, and tackle are provided. A second smaller pond sits deeper in the conservation land — quieter, wilder, and worth the walk.

The Porch

A hundred feet of covered porch. The best office you've ever had.

The full-length covered porch runs the southern face of the lodge, framing the lake on one side and open prairie on the other. Adirondack chairs. String lights. Cedar columns. It is designed for evenings that start after dinner and end somewhere near midnight, with the kind of conversation that only happens when everyone has left their phones inside.

The Arrival

The moment you turn off
the highway,
something changes.

A gravel drive. Split-rail fence lining both sides. The entrance gate — "Red Bird Ranch" in hand-carved wood — and then: fields opening in every direction, the building ahead, the lake catching the light. It takes about forty seconds from the gate to the front door. That's enough time to understand this is not an ordinary place.
